Our team provides free home staging services for our clients. Our stager will spend a couple of hours with you, offering suggestions on how to make your home look more inviting to potential buyers so that you can walk away with the most money in your pocket. She will overwhelm you with tips and tricks, but when you are done, you might not want to move! After the home is staged, Erik will stop by and take professional interior and exterior photos, create a virtual 3D model, and film drone footage for your listing. We will use this media in our paid advertising and other marketing strategies to attract more buyers.
Once your home is live on the market, showings will begin! Each showing typically lasts 30-60 minutes. When we receive an offer, Spencer will use his proven negotiation skills to get you the maximum profit for your home. He will walk you through what it all means and will give you advice on the different ways you can proceed.
Once you get an accepted offer, the buyer will typically order an inspection in the first 15 days. If the buyers have concerns and requests repairs to be done, Spencer can help negotiate those on your behalf based on what you are able and willing to do. After the inspection negotiations are complete, the buyer’s lender will order an appraisal for the home to check its value before approving the buyer’s loan. The loan approval process can take about 30 days from the accepted offer date to the closing date.
Once the buyer’s financing is approved, you’re officially ready for closing! You will meet with the buyers at the title company, sign some paperwork, and then it’s time to celebrate.
